Create your organisation, add your first address, and invite your team.

Set up your first property

From a new account to a room-by-room record of one address.

Girilang is organised by address. A property is a single address; every room, tenancy, and record inside it belongs to that property, so the first step is always to create the address itself.

1 Sign in and open Properties, then choose Add property.
2 Enter the address, property type, and a name you will recognise in a list.
3 Add each room, giving it the name your tenants actually use — "Room 3", "Front studio".
4 Set the weekly rent and any bond for each room.
5 Upload a header photo so the property is easy to pick out on the dashboard.

Rooms and tenants are never charged for separately. A plan is priced by the number of properties you manage, so adding rooms to an existing address never changes your bill.

Invite managers and owners

Give a co-manager or owner their own sign-in instead of sharing yours.

Everyone who works on your portfolio should have their own account. Invitations are sent by email and expire after seven days.

1 Open Organisation, then the Team section.
2 Choose Invite team member and enter their email address and role.
3 They accept from the emailed link and set their own password or passkey.

Only the organisation owner can send invitations. If an invitation was not received, check the spam folder first, then resend it from the same screen — resending issues a fresh link and invalidates the old one.

Using the iPhone app

What the iOS app is for, and how it stays in step with the web app.

The iPhone app is built for the work you do on site: photographing maintenance, running inspections, checking who is in which room, and handing over keys. Everything you record syncs with the web app immediately — there is no separate export or import step.

Moving existing tenancies across

Bringing a portfolio you already manage into Girilang.

You do not need to wait for a lease cycle to start. Create the property and rooms, then add each current tenancy with its real start date, rent, and bond. Historical payments can be backdated so arrears calculate correctly from day one.
